  • There were 71 active single family homes on the market in Bellingham with an average list price of $339,185 and an average on the market for 156 days.
  • There were 9 single family homes under agreement with an average list price of $199,028 and an average on the market for 77 days.
  • There were 10 single family homes sold in Bellingham MA with an average list price of $319,349 and an average sold price of $314,949.  These homes were on the market for 127 days.  Single family homes sold within 98% of their list price in a little over 3 months!!

Bellingham MA Market Report for 2009

Bellingham Town SealHere is your Bellingham MA market report on single family homes for 2009!

There were 131 single family homes sold in 2009 with an average sold price of $275,097.  The average list price was $282,193.  This means that on average homes in 2009 in Bellingham MA sold for 97% of their list price!  The average time on market was 124 days.

Compare this to 2008 where there were 130 single family homes sold with an average sold price of $295,397.  The average list price was $308,405.   The average home in 2008 in Bellingham MA sold for 95% of their list price in an average of 131 days.

What does this data mean for Bellingham MA homeowners?  It's a sure sign that the market in our town has stabilized this year! 

Single family homes are selling closer to their list price and with less time on the market!

It's a new year. Is it time for new digs? Real Estate talk for Bellingham MA and Surrounding Towns.

There are a total of 56 single family homes on the market in Bellingham with an average list price of $364,305 and an average of 213 days on the market.

Three NEW single family homes hit the market this week:

  • 96 Maple St a 2 bedroom 2 bath ranch for $325,000
  • 106 Mendon St a 4 bedroom 3.5 bath ranch for $649,900

Two single family homes SOLD this week

  • 268 Shirley Dr a 3 bedroom 1 bath ranch listed for $199,900 and sold for $205,000

Bellingham's Annual Pumpkin Stroll a Delight for All!

Held on Saturday October 17th from 6-8pm the Pumpkin Stroll is Bellingham's annual kickoff to Halloween.  Kids arrived in costumes, parents in tow, to stroll amongst the carved pumpkins all aglow!  Several businesses from the Bellingham Business Association, including Realty Executives Tri-County, Inc. were standing by to hand out candy and in our case much needed warm hot chocolate on this chilly night.

There was local talent as well.  Members from the Bellingham Senior Center serenaded us with beautiful renditions of old favorites.

But the pumpkins were the main attraction.  Kids of all ages were encouraged to carve pumkins and deliver them to the town common.  There were prizes for the favorites in several age categories.

This is the 4th year for this annual event and every year it gets bigger and better!  We are looking forward to the Bellingham, MA Pumpkin Stroll again next year!

How do Consumers in the Northeast Search for Homes? Part I of III.

Different parts of the country use different search engines.  They use different real estate websites.

I just checked out a Hit Router blog by Active Brad and saw something that really didn't surprise me but caused me to say "WHY?!"  According to his blog "over 100,000 consumers searched ActiveRain for Real Estate in specific cities using the "Search For Homes" feature" in April of 2009.

Well I checked the graph on his blog and there were virtually no cities in the Northeast?  Philly, PA was there but is anything south of New York really in the Northeast?  (PA people, I know you'll tell me if I'm wrong).

Here at Realty Executives Tri-County, Inc. in Bellingham, MA we are going through an important and I believe essential change.  We have joined forces with Realty Generator to bring our company website and our individual agent websites into a newly upgraded, online integrated, customer/client management system.  The benefits of this partnership have proven to be substantial to other offices in MA, and they can't stop raving out it.

One of the things that so impressed me with Realty Generator is that they take note of which search engines customers/clients in our area are utilizing.  And their "magic programing juice" (if no one has taken credit for this term, yeah, it's all mine), focuses their stuff at those sites.

Now I'm not a computer genius and I don't pretend to be, so "stuff" is my technical term for whatever and however they get me more clients.  In all honesty I cringe as I say this because I don't want to be perceived as one of those agents who will do whatever to get as many clients as they can.  I am one of those agents that cares about every client I come into contact with.  I want the best for them because they deserve it and that's not just a tag line!

Active rain is considered an "organic" or free way to gain SEO and increase your online presence, but it is not THE SEARCH ENGINE for consumers in the Northeast.

WHY?!  Who knows?  But I would love to commission a poll to find out!

So that's my challenge for the next week (maybe two).  To find out how consumers in the NE, currently buckling down for good old Hurricane, no Tropical Storm, no Tropical Depression Danny; search for homes.

Is it Yahoo, Google, Boston.com, Realtor.com, ActiveRain or something else?  I aim to find out!  With the help of my Facebook, twitter, my broker, and current agents I will construct a poll for agents in the Northeast that will tell us where our future/present clients are searching for homes and real estate information in general.

A big undertaking, I know, but I think it's essential for each of us to analyze where (online) our clients are coming from; and I hope that agents in other areas of the country can do the same!

Part II will be the poll itself!   Stay tuned, this is gonna be fun!

10,000 points! And I can be funny!

Something I’ve discovered on ActiveRain:  You don’t have to be serious to be taken seriously.

I just read a post by Alan May.  It was “just a joke.”  But it made me laugh out loud!  To top it off it was a public post and he said we can "relate it to the public."

Earlier today I read Lisa Udy’s post and HAD to check out the Barbie and Ken blogs. Those are public too!   Mirela Monte (Barbie) even said that she works with high end clients and they love her sense of humor. And Scott Owens (Ken) got a phone call from his  blog!

It’s so refreshing to know that I don’t have to be so serious.  When you are coming from the corporate world and need to represent yourself in a certain way, going into your own business and developing your own sense of self can be a little awkward.  Finding that I can be myself and not have to pretend to be a serious, market statistician, tight suit wearing business woman (much to my husband's dismay) is such a big relief!

There is so much talk lately about Personal Branding.  What type of marketing techniques for what type of audience.  Finding your niche and sticking to it.  But what about being yourself?

You are your own personal brand! People either like you or they don't.  Your clients either connect with you, or they don't.

Blogging with your own voice, being yourself; and having those of like mind respond well that's proof in the pudding.  If you blog it, they will come.  If they like you, they will respond.

If not, you didn't need the stress anyway, right?

Are You a First Time Home Seller? “What To Expect From Your Real Estate Agent.” A Series - Part 1

I see a lot of information for “first time home buyers” published but you may be a first time home seller.  Many of my listings are from “seller newbies”.  If this fits you, this series is for you but if you’ve done this many times, hopefully you will still find some useful information in this series.

 

emotionFor one reason or another, or maybe for several reasons, it’s time to sell your home.  You know it. You’ve thought it through.  Whether it’s been home for a short time or for many years, it’s still been home to you.  Often people get emotionally attached to their home.  It’s time to step back from that emotion.  It’s time to start thinking like someone who has a house to sell, instead of someone who owns a home. This will make it easier for you to be objective  Now is the time to get objective  . about the decisions that are going to have to be made in the process of selling your house. Being objective  means that the home will need to be prepared for selling objectively  , the list price will need to be set objectively  , any negotiations due to an offer being presented will need to be handled objectively  .  Your agent is going to be objective  and you need to be too.

 Some sellers de-clutter, paint  and repair some things before they call the agent.  Others call the agent first.  I prefer that a seller call me first. 

 

 

 

 

 Make The CallWhich agent to call? Ask friends that have sold a home, who they used. Check the internet for local agent’s websites, go to those websites and look them over.  Read the agent’s profile, look at how they display their listings, etc.  You’re thinking about your house being on that website, so look it over well.  You may end up with more than one agent that you want to talk to about selling your home. 

 

Call the agent. If you’ve called me, then we will agree on a time to come out and visit with you, view the property and talk about expectations on both sides.   

 

Promptness promotes a good business relationshipWhen that time arrives for me to be at your home, expect me to be on time or if I’ve been delayed expect a phone call, or communication in some manner to let you know that I’m running late.  That’s common courtesy. Promptness helps promote a good business relationship.  Expect me to have camera in hand.  Pre-listing photos will help me remember things as I do a Comparative Market Analysis to find the correct price range for your home.

 

Next in this series is what to expect during that initial visit to your home.
